Janitor and building gardian for the living environment in Chibougamau Maamuu Pimutetaau

RESPONSIBILITIES 

General responsibilities: 

Under the supervision of the Living Environment Operations Coordinator at the Société immobilière du regroupement des centres d’amitié autochtones du Québec (SIRCAAQ), the Janitor and building gardian of the living environnement in Chibougamau participates in the management and maintenance of a real estate complex comprising a building with 16 large student apartments totaling 42 rooms, community spaces within walking distance of educational institutions and numerous services in Chibougamau. He or she oversees both interior and exterior maintenance.   

The Janitor and building gardian works closely with the Rental Agent – Tenant experience manager, and its main duties are:  

Maintenance and tenant support  
  • Creating and managing work orders and service calls  
  • Coordinate and supervise subcontractors and specialized tradespeople;  
  • Preparing units for tenant move-in (cleaning, painting, repairs, etc.);   
  • Perform various maintenance tasks on the building and vacant and occupied units;  
  • Perform various basic plumbing and electrical work;  
  • Perform minor tasks (various repairs, painting, installing shelves, changing door handles, etc.);  
  • Clear snow manually and with a snow blower (access doors);  
  • Mow the lawn and perform other outdoor work;  
  • Perform housekeeping tasks;  
  • Ensure general cleanliness;  
  • Collaborate in the development and implementation of a preventive maintenance plan;  
  • Be available for room setup and takedown and other activities;  
  • Handle emergencies in the evenings and on weekends when necessary (on call).  
Safety  
  • Ensure the well-being of families and tenants by making them aware of the Code of Conduct and building regulations;  
  • Ensure that the safety and emergency procedures in force in the establishment are respected;   
  • Ensure that emergency systems (cameras, fire alarm panels, fire extinguishers, etc.) are in good working order  
  • Issue and manage keys and parking permits;  
  • Conduct indoor and outdoor patrols to ensure the security of access points and buildings;  
  • Coordinate responses to incidents by mobilizing emergency services;  
  • Perform all other related duties.  

REQUIREMENTS 

Education and experience 
  • Hold a vocational training diploma in a relevant field, combined with a minimum of two (2) years of experience in a similar position;  
  • Experience with essential mechanical systems in a building, such as plumbing, heating, ventilation, and air conditioning (HVAC) (an asset);   
  • Knowledge of Indigenous realities;  
  • Ability to communicate orally in French and English;  
  • First aid and AED certification (or obtained within the first few months of employment).

  • Demonstrate autonomy and initiative;  
  • Computer skills in office software (Excel, Word, Outlook, etc.) and real estate management software (SIGLS);   
  • Ability to perform physical work and lift heavy loads;  
  • Customer service oriented.
